Pet policy
We adore all pets, however we’ve learned that it’s important to ensure our community is a good fit for your furry friend! This is why our pet policy exists and all pets are handled on a case-by-case basis. We have a weight limit of 45 pounds, max of 2 pets pet unit and do not allow aggressive breeds. Pet fees and monthly pet rent apply.

While all units have private patios, a couple of our units have fenced in patios (approximate size 10×10 ft.). We also offer a private, non-enclosed private grassy lot for tenants to use while supervising pets.
MAINTENANCE
A well-maintained, beautiful property is important to us! Tenants have direct access to our Lead Maintenance Tech who is available weekdays 8AM – 5PM and for emergencies as needed. Maintenance requests are made directly with our techs via text messaging and always handled within a timely manner. We have quarterly pest control, regular lawn service, complete air filter changes and take care of all items in-between at no cost to our tenants.
SUBLETTING
In order to maintain a seamless community dynamic throughout the 12 month leasing term, we do not permit subletting of units. We encourage tenants to be certain of the commitment prior to signing.
location
A ‘hidden gem’ — that’s what most people call us! We’re tucked away in a safe, quiet location yet just a 7 minute drive to Mississippi State University campus, downtown Starkville and the Cotton District. That also makes us just a 6 minute drive to the MSU College of Veterinary Medicine as well. Yes, you can have a relaxing place to come home to while being close to everything Mississippi’s College Town has to offer!
Short-Term Leases
We do not currently offer any short-term rental options. Our leasing terms are 12 months and all leases typically begin in May, June, July or August.
UTILITIES
Monthly rental pricing does not include utilities. However, Starkville Utilities makes paying your utility bills easy by combining them into one bill (trash, electric, water, sewer). Typically each townhome has a total utility bill ranging from $90 – $130/month (per total unit). Internet can be obtained from any major provider including MaxxSouth and AT&T.
ROOMMATE MATCHING / RENT-PER-ROOM
Our property prides itself in being unique in the fact that we offer traditional townhome living that feels more like a private residence. We rent each townhome under one leasing agreement and do not provide roommate matching services nor do we rent-per-room. Each tenant undergoes a background check and must meet application requirements. We believe this allows us to ensure a community environment everyone enjoys coming home to!
PARKING
We have a private parking lot with plenty of tenant and guest parking. Each unit has 2 dedicated tenant parking spaces directly in front of each unit. We have designated visitor parking spaces as well as overflow parking. The best part? We don’t charge extra for this!
CO-SIGNER
We require a co-signer on all leases unless you are over 21 and have proof of income that is sufficient enough to quality.
